In a nutshell:

  • Homeowners can host in primary residence rental guests for periods shorter than 30 days.
  • Homeowners can rent only one room or "accessory apartment" to 2 adult guests max.
  • Would be unlawful for absentee landlords to host short-term rentals.
  • No short-term rentals in buildings with 3 or more dwelling units
  • Hosts may not post business signs, host gatherings or violate parking limits.

That's a lot tougher than Boston's new ordinance.
