Irish Airbnb property numbers rising dramatically in runup to new restrictions proposed by Housing Minister

Ireland's Minister of Housing, Planning and Local Government Eoghan Murphy has proposed new regulations for short-term rentals, with the intent of bringing housing units back into traditional long-term letting.

The basics:

  • Registration required
  • Primary residences: annual cap of 90 days on rentals of fewer than 14 days at a time
  • Properties not owner-occupied would need Planning Authority permission to be rented short-term.
  • Additional resources for registration and enforcement to be put on in Dublin

The possibility of these regulations going into effect in June 2019 has resulted in an upsurge of Irish properties listed with Airbnb for short-term rentals: at least 1000 units added since last year.

ADR for Dublin Airbnb properties is now 143 euro, and occupancy is at 63%.

The hospitality industry - lodging businesses subject to strict zoning and inspection requirements - would of course be happy to see some leveling of the playing field.

But Airbnb has fought this kind of regulation in every city where proposed. Stay tuned.
